Is it okay to use a modified version of default maps in your games?
(Commercial)
I'm looking for a heavily modified Theatre showcase map...
Can I use it?

Yes. If you bought the media, you are free to use it anyway you please. You should be aware that some artists require notification (not permission) when you use their content in a commercial game/product. Be sure to check the license.
